The new life of a business park
In 2017, Icade entrusted Saguez & Partners with a mission to design the Park’s environment with the aim of revitalizing it, by creating services, meeting places and relaxation areas around three large squares – Place des Découvertes, Place du Village, and Parcours Sportif. Located 7 kilometers from Paris, with direct access from the A106, Parc Icade Paris Orly-Rungis is the 1st private tertiary park south of Paris.

Transforming a useless parking lot into a living space
Built in the 1960s on farmland, the park was home to all kinds of businesses, until it resembled a giant industrialized parking lot. In 2018, the cars’ reign had come to an end. Real estate company Icade entrusted Saguez & Partners with the transformation of its historic park, with the aim of upgrading the site, which is home to 220 companies. For the 16,000 employees who work in the park and the 5,000 residents of Rungis, the agency has designed a plan articulated around three large squares, and an environmental design including everyday services, places of connection and relaxation. After the office city, the business park becomes a bustling city in a city.

A sports zone to the north
Facilities include a 250-meter track, a pétanque court and a fitness trail in the heart of nature, with weekly CrossFit sessions, sports classes led by Olympic champions, and even gardening workshops with fruit and vegetables to take away.
The village square at the center
Combined with the new wellness facilities, this green open-air square is an outdoor meeting place with containers painted in the three colors of the new corporate identity, housing seasonal offerings from local entrepreneurs. Place de la Découverte brings employees and residents together around a cultural program punctuated by the highlights of the season.

How do you find your way around and meet people without a central square? The agency imagined a sort of “Village Square” where professionals and residents could meet. Catering areas supplied directly from the Rungis market and new structures to make daily life easier. Life after cars.
